   We want a certificate of insurance (COI) on file before anyone rolls up. No certificate, no job.

2. Real photos

   Before-and-after shots of actual yards, not a brochure. Placeholder stock on this site is labeled. Real crews have to beat that bar.

3. We call them

   We get on the phone. We ask how they price, how they finish edges, and whether they can take the lot this week.

4. Local reviews with pictures

   Reviews without photos do not count. We look for pictures from nearby homeowners, then we still vet in person on the call.
